This was a gorgeous property Designed to SELL Homes professionally staged in Gibsonia, PA. Hi, my name is Laura. I am an NCIDQ Certified professional interior designer by trade, and have over 10 years of experience in the field. I've worked both in commercial and residential interior design. I have worked on many types of projects, including large commercial buildings (K-12 and University Design, Banks, Credit Unions and Operations Centers), residential projects (including kitchen and bath design), set design for film and retail visual merchandising. I graduated from Michigan State University prestigious CIDR accredited Interior Design program. This was my first (ad)venture into home staging!
One cold March morning, I was teaching a yoga class at Infinity Flow Yoga Studio. I had recently completed a 200 hour yoga teacher training program. I was excited to finally be teaching yoga. After class, one of my students approached to ask a question. The studio owner, Shannon, a friend of mine from yoga teacher training, had told her that I was an interior designer. She said, "My home stager recently moved to Boca Raton. Are you available to visit a property in tomorrow... and would you be interested in staging it?!" Intrigued, I said, "absolutely." I met her there the next morning at 9 am.
It was a spectacular home, listed at 1.3 million dollars. It had been sitting on the market for over a year. This yoga student was actually a top real estate agent in Pittsburgh. I walked through the property, taking photographs, notes and measurements of each room. Within a week, I submitted a bid and proposal to stage the listing. The family had already moved out of state, and the house remained mostly furnished.
After poring over all of the photographs, I put together a plan, recommending to completely replace the furniture and decor in the main living room and master bedroom. The living room had a spectacular lake front view and incredible large windows, 20' ceiling height, and floor to ceiling stone fireplace and beautiful wooden beams and trim. The furnishings that were currently in this room were dark and the rug was overly colorful and ornate, detracting from the spectacular architecture.
At first, I didn't know if I would be hired for the job. I found out within a month that I was indeed hired, and I began putting my staging plan into action. Designed to Sell Homes, LLC brought in transitional style furniture, introducing a sofa and chair set with clean lines. The new color scheme created was calm and soothing. I also introduced "lake inspired" decor, and replaced the bright colorful rug with a neutral rug. The result was dramatic.
The previous furniture was detracting from the main selling point of the house, the view! The new furnishings and decor that Designed to Sell Homes, LLC brought in drew the attention to this focal point, the large picture windows, outdoor living space and lake view, while creating a serene and sophisticated living room aesthetic.
In the master bedroom, I also brought in new furniture including a dresser, nightstand and bedding set. The finished look created was in step with the high end residential market. Incredibly, this house that had been sitting on the market for over a year sold within a month after it was professionally staged by Designed to Sell Homes, LLC!
Each room throughout the house was staged and details were added and some furniture was removed. I also recommended re-painting several rooms to create a neutral color palette throughout the spacious property.
After the staging was complete, my "yoga student" organized an open house. Real estate agents who had seen the property before and after staging said it looked like a completely different house!
All in all, it was an exciting project to be a part of, and a complete success. Home staging for the win!
