How to space plan around a fireplace in the middle of a room?

Six months after my first official home staging job, the top producing real estate agent had another project for me. This was another million-dollar-listing, about to go on the market. The house was stunning, meticulously kept, and had a picturesque view overlooking North Park in a lovely Wexford neighborhood.

I walked through the entire house, taking notes and created my Home Staging Action Plan. With this Home Staging Action Plan, I help home owners get maximum return on their biggest investment, their home. I market my client’s homes to attract the widest demographic of buyers possible. I provide a detailed, comprehensive, organized and individualized plan to accomplish this result. My goal is to exceed my clients expectations through stunning design and delivering measurable results.

Even with the most up to date renovations, at this price point buyers tend to be, understandably, very selective. As a general rule, houses in this price range do tend to be on the market for a longer period of time, so home staging can definitely be an extra boost.

The kitchen of this home had undergone a recent renovation with top of the line stainless steel appliances, beautiful quartz countertops and dark mocha stained cherry cabinets. There was an eat-in kitchen counter with breakfast nook, wine bar, large pantry and extra tall cabinets. The rooms that underwent the greatest transformation through home staging were the master bedroom and formal living room.

The master bedroom was gigantic! It had some really interesting architectural features, including extremely high-pitched ceilings. The most unique feature was definitely the fireplace in the middle of the room! Since this was so cool, I decided it needed to become a focal point that was better emphasized, and planned the rest of the furniture around it, making the bed a secondary focal point.

The way the furniture was arranged when I walked through made the room feel unfinished and unsettled. As a solution, I brought in new furniture, including a transitional styled king sized bed, large dresser and night stand. I moved the bed to the opposite side of the room, brought in new bed linens, and rearranged all of the artwork to draw attention to certain focal points of the room.

The central fireplace was certainly interesting, but had a dated feel to it due to the brass accents. I asked the painter to paint the brass of the fireplace black instead, and the clean black look made a stunning design impact. The master bedroom as a finished result looked much more organized and to scale with the large scale of the room.

The formal living room didn’t have any furniture remaining, since the family who lived here had already moved out of state. I brought in furniture that matched with the look and feel of the house, including a formal looking grey sofa and two patterned end chairs, coffee table and end tables. I also swapped out the artwork to better blend with the room.

In the dining room, I removed several chairs to open up the space. I brought in a seasonal table runner and centerpiece and also rearranged the artwork. In the foyer, we removed the existing chandelier and brought in an antique bronze chandelier that looked stunning. There was a beautiful oriental style table in the foyer that had a tiny vase on it. I swapped out this vase for a much larger and dramatic vase with tall flowers to draw the eye up to the high ceilings and make a better use of the vertical white space.

Throughout the house I removed personal photographs, swapped out and minimized artwork, re-hanging quite a few pieces and taking down quite a few as well to cut down on the visual clutter. In the bathrooms, I brought in fresh linens and borrowed what I could use from the linen closet for this purpose as well.

The backyard was my favorite aspect of this home, with it’s scenic views of North Park and the fall foliage, stepping outside almost felt like getting away completely. There was a small natural waterfall leading to a smaller stream, and the pleasant sound of flowing water could be heard as you stepped down the landscaped backyard hillside.

Overall, I really fell in love with this house, and once I was done with staging it, I was a little bit sad to leave!
